ISPA User Guide

Understand the intended journey from choosing an agreement to getting an advocate-reviewed final document. ISKC provides this guidance free; personalized drafting belongs to the separate Investor Setu Pro Agreements (ISPA) CRM.

Availability: This guide explains the proposed workflow and does not imply that a CRM editor, payment service, eSign, registration or final file-delivery process is operational.

1. Begin with the right agreement

Identify the transaction before selecting a document. A booking/token receipt, agreement to sell, sale deed, builder-buyer agreement, lease, licence, brokerage agreement, power of attorney, joint development agreement, mortgage-related document, gift/relinquishment deed and NDA serve different purposes and can trigger different rules. A receipt does not automatically transfer title or substitute for a mandatory agreement for sale.

Before proceeding, identify the state or union territory, property and transaction category, roles of parties, whether the project is subject to RERA, and whether a prescribed government form is required. Where these facts are unknown, do not guess.

2. Choose Basic, Standard, Pro or Advanced

Basic — free ISKC

Short reviewed fixed examples and essential checks, when published and approved. Intended to help understand what a document normally addresses.

Standard — free ISKC

More complete reviewed fixed examples and schedules, when available. Still general educational material: not individualized legal advice or a ready-to-sign guarantee.

Pro — ISPA

Planned guided preparation using transaction-specific details and structured review. Subject to verified CRM access, approvals and service availability.

Advanced — ISPA

Planned controlled clause alternatives, changes and comparisons, risk gates, revision history and document exports. Not offered within ISKC.

3. Prepare information before entering any private workspace

Use a private checklist to identify what a qualified reviewer may need: party capacity and authority, title chain and encumbrances, land and building identifiers, RERA records where applicable, approved plans, area basis, transaction consideration, milestone dates, possession or handover, taxes and dues, lender or society requirements, remedies and notice details. Some items may not apply to your transaction.

Privacy rule: Never type names, PAN/Aadhaar, bank or payment identifiers, full property details, documents or agreement clauses into Ask ISKC. Use a separately verified, appropriately secured ISPA process when it becomes available, or consult a qualified professional through an established secure channel.

4. Understand the planned ISPA workflow

  1. Choose agreement and jurisdiction. Select the correct type and state; understand whether a mandatory prescribed format applies.
  2. Verify account and terms. ISPA is intended to operate under its own identity, privacy, access and published commercial terms. Do not assume a payment or verified account is already available.
  3. Supply facts securely. Only through an authenticated ISPA workspace after its security review; use accurate records and mark unknown particulars unresolved.
  4. Review the first draft. Check parties, definitions, property descriptions, consideration, dates, dependent clauses and annexures against source documents.
  5. Compare revisions. The planned editor should show original and proposed wording, reasons, effects, mandatory-rule conflicts and version history. No statutory clause is silently removed.
  6. Obtain required approvals. Transaction-specific or high-risk changes require qualified advocate review; user confirmation alone is not a legal clearance.
  7. Freeze the intended final text. Confirm all schedules and details before arranging stamping or signing, subject to the applicable authority's requirements.
  8. Export, execute and register where required. Follow the actual approved ISPA delivery method and local legal process. ISPA cannot replace government registration.

These are design-stage steps derived from the protocol, not a representation of a functioning editor or commercial entitlement.

5. Stamp duty and e-stamping — Uttar Pradesh starting point

First establish the legally applicable instrument, property location, value basis, timing, concessions and duty under current state law. Use the competent state Stamp and Registration Department for official charges, authorized payment channels, e-stamp verification and registration appointments. Do not rely on a generic rate or on an amount guessed by a chatbot.

As a practical drafting principle, avoid paying duty against wording you still expect to change without checking the legal consequences of corrections and fresh instruments. The correct sequence and time limits depend on the instrument and state. ISKC does not collect stamp duty or government fees.

6. Electronic signatures, notary and registration

An electronic signature, a notarial act, paying stamp duty and registering a document are different steps. Do not assume eSign alone substitutes for registration. Verify whether the instrument must be executed, witnessed, notarized, stamped, presented or registered under applicable law; obtain professional advice for disputed cases.

For instruments requiring registration, consult the official registration authority regarding jurisdiction, documents to carry, identities, execution, witnesses, biometrics if applicable, fees and certified copies. Do not upload identity proofs into Ask ISKC.

8. Common questions

Can I use a free Standard format immediately?

Only where a reviewed Standard format has actually been released. It is educational and may need state-specific adaptation and advocate review. An unpublished draft cannot be treated as approved.

Can Ask ISKC review my agreement?

No. Ask ISKC answers public questions using approved material; it is not a private agreement intake system. Personal review belongs to ISPA when available or to a qualified advocate.

Will ISPA guarantee my agreement is valid?

No. Enforceability depends on law, accurate facts, proper execution and transaction-specific circumstances. Product safeguards cannot guarantee a legal outcome.

Where do I find prices, session durations and download limits?

Only in the verified ISPA terms and pricing page once available. The historic protocol discusses proposed limits; do not assume those are active.
