Homebuyer Document Verification Checklist

An educational checklist of property records to request and independently verify before a transaction. It is not a certificate of legal title.

Identify the project and parties

Record the full project name, address, promoter name and relevant phase. Cross-check these against the applicable RERA authority record where registration is required.

Request records for professional review

Ask for the title and ownership chain, land-use and sanctioned-plan records, project disclosures, proposed agreement terms, payment schedule and applicable approvals. Availability and legal requirements vary by state and transaction.

Record unresolved questions

Keep a dated list of missing records and mismatches. Do not treat possession, advertising material or an online listing as proof that every legal requirement has been satisfied.
